The Utah Valley Commons consists of two parts: the first, a
cohousing association, and the second, a limited liability company
whose purpose is to develop the site for the community.
Individuals and families can join the association, without joining the LLC,
or the LLC, without joining the association. The latter (LLC membership
only) is for those who wish to invest in the cohousing project but who do
not plan to actually live there. These folks will be few in number. It is
more likely that LLC members will be members of the association, and
will go on become residents of the community.
But if you don't have money to invest, that is OK. You can still buy a lot
and build a house!
Eventually, the LLC will be dissolved and the "association" will be
replaced with a Home Owners Association.
The legal structure of the Commons, once it is built, will be a
condominium.
